What To Be Aware Of
There is no A/C or Cable TV - streaming TV works very well on the internet in the home.
Expect limited or no cell phone service at the home. If your cellphone plan supports WiFi calling, you can make calls when connected to the internet at the home.
The home is on CO Highway 72 providing easy access, but you will hear some road noise also.
Some may find the driveway tricky to navigate and larger vehicles may need to back down the driveway (not able to turn around at the top). There is parking for one vehicle at the top and parking for other vehicles 30yds down the driveway.
NO PETS, NO SMOKING on property.
Due to local regulations, this home has a maximum overnight occupancy of just 4, even though it can sleep up to 8.

The cabin has been designed from the ground up as a cozy vacation home for discerning guests. It is situated on 4 acres with an unforgettable view of 40 miles of the snow-capped Continental Divide mountains. The acreage has a stream that runs from April-August and you can usually hear from your kitchen window which has a passthrough to the patio/grill area. There is also a small flat spot for tent-camping on the stream in an aspen grove if someone in your party wants to have a 'sleep out'. (NO FIRES) The property is perched on a rock outcropping above Colorado highway 72. So while remote, it is also relatively easy to get to. In the winter you may want 4WD, but it's not required if you have good tires and front-wheel drive after the drive is plowed (within 24 hours after a snow of at least 6"). The driveway is short and paved and a little steep by 'city' standards. There is parking for 1 car at the 'top' near the home and parking for 2-3 more vehicles along the driveway 30 yds down the driveway. Note that it will be difficult for a large SUV or truck to turn around at the top, so a large vehicle will have to back down the first 30 yds of the driveway to the turn before pulling out down the bottom of the drive.
You will hear road noise from the highway when outside, however the positioning of the property means you won't notice the road below very much when in the cabin. The centerpiece of the property in the summer is the outdoor grilling area with adirondack lounge chairs and a gas firepit. In the winter or on chilly spring or fall nights, the centerpiece of the property is the stone wood fireplace.
The home has good internet and free wifi (20-40 Mbps upload and 2-5 Mpbs download typically) that is also used for cell service and TV. NOTE: THERE IS NO cell signal or land-line phone or cable TV in the cabin. (AT&T works occasionally on high parts of the property outside). However wifi-enabled cell phones will work and there is plenty of streamed programming to enjoy on the 43" 4K TV. Also note that the TV in the living area is the only TV in the cabin.
The home has 4 amazon echos (alexas) to enjoy your favorite music throughout the home and get local recommendations or weather reports or control the home automation from your bed (if you choose to).
The two bedrooms both have queen beds, ensuite full bathrooms with rolling barn doors and full sized closets. Each bathroom has heated tile floors and a heated towel rack. The design of the home is such that one lucky person in each bedroom will be able to wake up to the morning view of the sun shining on the Continental divide through your bedroom door (if you leave your bedroom door open in anticipation, also helps let the smell of your morning coffee into the room).
The only difference in the two bedrooms is that the bath in the north bedroom has a double (2-person) shower and the bath in the south bedroom has a heated air bubble spa tub and shower.
The bedrooms and baths are cozy, leaving most of the room for the living/dining area. There is a full-sized washer/dryer and large pantry area and a full-sized kitchen that is fully stocked for most any gourmet cooking need. There is seating for 4 around the kitchen island and seating for 4-8 more around the dining table that sits at the 8' x 8' huge window that lets in the light and the view for cookers and diners.
The living room has a sofa and two recliners that can be rotated to enjoy the view out the other 8'x8' window or the fireplace and tv. The centerpiece of the interior of the home is the dramatic stone fireplace that uses stone from Telluride, Colorado. That same stone adorns the exterior foundation and grill/fire-pit area.
The 300 sq ft loft area is accessible by a 10' ladder. ** Note that there are no stairs to the loft and only people comfortable climbing a ladder should plan to use the loft. USE THE LADDER AT YOUR OWN RISK.** The loft has 2 queen beds and plenty of headroom. There are also bookshelves with many books and games and a game table that seats 4 and cozy writing/working desk with the best views you'll find all up in the loft. The loft has lots of light from large windows on each end and 4 large and openable skylights.
The home is located 15 minutes from Nederland Colorado or Eldora Ski Resort, 30 mins from Boulder and 45 mins from Denver. (65 mins from DIA airport). Rocky Mountain National Park is about an hour North on the scenic 'peak-to-peak' highway and the gambling mining towns of Black Hawk and Central City are 30 mins South on the peak-to-peak highway where you can also access I-70 to go West to the large resort areas (Keystone/Breckenridge/Vail/etc) in 1-2 hours.
THERE IS NO A/C in the home (and few homes up here at 8,500 ft of elevation have A/C, even new built homes like this cabin). But all of the windows of the home open to let in the cool rocky mountain air. It's rare that temps get into the 80s or more, but when they do you may need to open windows to let in the nighttime air that always gets into the 40s or 50s and pull down shades to control the sunshine getting into the front windows which warms up the home in summer and winter in the afternoons.
