The spacious living area welcomes you with a warm gas fireplace, ample seating, and a flat-screen TV, creating the perfect ambiance for relaxation after a day of adventure. The well-equipped eat-in kitchen, adorned with seating for 4, harmonizes with a separate dining area that accommodates an additional 6, ensuring ample space for shared meals and lively conversations.

Enjoy the well-lit living room, adorned with numerous windows that frame the picturesque surroundings. Slide open the door to your private deck, complete with seating and a gas grill, inviting you to soak in the mountain air and revel in the alpenglow.

The unique floor plan of this unit caters to families and groups, providing separate and quiet sleeping quarters for individual retreats, while the main living and dining area serves as a central hub for collective gatherings.

Take advantage of the Columbine Pool & Hot Tub complex (CLOSED April 15th thru May 24th), subject to availability, offering an outdoor pool, hot tubs, and a locker room. Please note the seasonal availability (June-August and December-March) of these amenities, enhancing the allure of your stay.

Be mindful that the covered parking spot is compact, suitable for smaller vehicles, while an additional uncovered spot is conveniently located behind the covered spot.

In general, it is open from June-Aug; and Dec-March and closed the rest of the year.

-- Air Conditioning: NO. Due to the mild high alpine climate, many properties are not equipped with air conditioning.

 

It's a short walk to restaurants, shops, and base of Peak 9.

PARKING: To ensure a hassle-free stay, please adhere to the posted signs and parking allocations in Breckenridge, as parking is strictly enforced. If you require additional parking, the Town of Breckenridge offers paid overnight parking in two designated areas: 1) south of town at the Stephen West Ice Arena and 2) north of town at the Airport Road satellite parking lot (which also accommodates RVs and trailers).

WARNING:  Please be advised that during the winter season, all driveways and roads may be covered with snow and ice, making it necessary for vehicles to have 4WD or AWD to safely navigate. Please note that we cannot offer refunds for cars that get stuck or require towing. Additionally, some homes may require 4WD or AWD during non-winter months due to uneven surfaces and dirt roads. For more information about your rental, please don't hesitate to contact us.

COLORADO TRACTION LAW: During the winter season from September to May 31, the Colorado Traction Law is enforced for all drivers on I-70 between Morrison and Dotsero. This law requires vehicles to have either four-wheel drive or all-wheel drive with snow or mud+snow-rated tires, or specialized winter tires, chains or other traction devices for cars with two-wheel drive. It is important to make sure you have the correct equipment when driving in Colorado, so please speak with your rental car company if you are planning to rent.
