Who says you can't live in a beach or ski resort AND make a a great living? You can... by managing and renting resort vacation rental properties for the property owners. Vacation rentals (short-term lodging in privately owned residences at vacation destinations) is one of the fastest growing segments of the $700 billion travel industry generating $18 billion/year. Americans planned on 328 million leisure trips from june, july and august this year (up from the previous year) and a May 2008 survey by Zonder shows that rentals are increasing even as the economy slows due to the value that vacation rentals represent vs. other forms of vacations and the higher-income demographic of the beach or ski vacation guest! Yet there are very few national brands for the management of vacation rentals. The Industry: Most properties (homes, condos, townhomes, villas) in resort areas like beaches and ski resorts are individually owned by the over 6.4 million people that own 2nd homes in the US (6% of the population). The majority of these people use the property for their personal use less than a month each year. So many of the owners rent their properties short-term (by the night or week) while they are not using it in order to produce income. A Vacation Rental Property Manager: Providing services to these home owners (and to their guests) to rent their property as well as maintain and secure their property is the role of a local Vacation Rental Property Manager. To perform this role, a Vacation Rental Property Manager typically gets between 30-45% of the rental income plus cost+ for maintenance required. A vacation rental property manager does not OWN the properties they rent, they rent and care for the property of others.
